Immediately to the south is the community of Paradiso. Today the two towns are combined into one: the promenade by the banks of Lake Lugano connects both villages without it being obvious where one finishes and the other begins. However: Lugano and Paradiso are two separate towns, Lugano with approx. 53,000 and Paradiso with approx. 4,500 inhabitants.

Over the past few decades Paradiso has developed into a wealthy community with an above-average income per head of population, amongst other things due to the settlement here of financially strong companies such as the Fiat Holding or the PRADA Holding as well as a large number of hotels, including 5-star hotels such as the Grand Hotel Eden, the Splendide Royal or the 5-star Aparthotel Paradiso. In addition, the metropolitan region Lugano with its economic and cultural performance and the attractive landscape with Mediterranean climate attract residents from the north of Switzerland, the northern areas of Europe and traditionally from the USA.

Paradiso, often regarded as a suburb of Lugano, has already made large investments in its infrastructure such as a direct motorway junction (3 km to the north/south motorway Basle/Zurich - Milan), the airport Lugano-Agno, multi-storey car parks, schools, residences for senior citizens etc., and to a large extent has already paid off the expenses; Paradiso today is economically so stable that it offers one of the lowest tax rates in the Tessin.
Paradiso benefits from the narrowness in the town of Lugano in which there are hardly any more development possibilities and the comprehensive monument protection measures prevent any basic restructuring, whereas Paradiso town offers attractive business zones in its lower region near to the lake.

As the name already suggests, life is very pleasant in Paradiso that stretches from the banks of Lake Lugano up the hillside and from the apartments, villas and residences in higher locations offers a panoramic view of the lake and mountains. Paradiso is integrated in the public transport network of the town of Lugano, but one can walk along the promenade in only a few minutes, or take the romantic motor boat (first stop).

Paradiso benefits from the easy accessibility of its partner town Lugano (motorway, railway, airport Milan-Malpensa 45 km), without being burdened or polluted by the traffic. The motorway can be reached in only a few minutes without having to drive through Lugano itself.

The concept is comprehensive and adapts itself to the requirements of the buyers. With the approval of the architect your apartment can be made as large as you wish, with its layout and fittings to suit your own desires. All you need to do is to enjoy the splendid views Paradiso, Lugano and far beyond Lake Lugano. And, if you wish, you can be spoilt on your own patio by the small restaurant or you can use the wellness section with the large indoor swimming pool or call room service, or make an appointment with a massage therapist: you only need to pay for the services you actually use.

The Residence with private apartments is being built on a plot with a 180° fantastic view of Lake Lugano. The hillside plot forms a balcony and is therefore relative flat and easy to build on; it is approx. 17,200 sq. m. in size and lies along the upper boundary of the development zone immediately above Paradiso. A woodland area of approx. 40,000 sq. m., that also belongs to the Residence, protects the building plot on its upper and side boundaries.

The slightly raised location above the town offers an unobstructable panoramic view of the Gulf of Lugano, the town and the Arm of Porlezza. The high position also screens off the traffic, thus ensuring peace, clean air and an open view from the plot.

The lakeside promenade, the shops and restaurants etc. of Paradiso are approx. 500 m away, the shopping area of Lugano with the Via Nassa approx. 1,000 m, the junction with the north-south motorway approx. 2 km, without having to drive through the town.

The Residence is to include approx. 68 apartments in two buildings of 3 to 5 storeys each. The apartments will be of differing sizes and with individual layouts. They will face the lake and, depending on their size, also the neighbouring woods with beech and chestnut trees. Thanks to their panoramic windows, balconies or terraces the apartments afford fantastic views of the lake and surrounding countryside.

We are offering apartments in varying sizes for sale, ranging from 3 ˝-room apartments with garden on the ground floor to 6 ˝-room attic apartments or attic duplex apartments on the upper and top floors. Some of the apartments have private gardens or large terraces or spacious roof terraces. The total areas amount to between approx. 130 sq. m. and approx. 450 sq. m.; upon request even larger apartments can be arranged.

The project is being managed by reputable architects and constructed in top quality and with state-of-the-art fittings. With the approval of the architect in charge, apartments can be combined, layouts and fittings altered, roof terraces etc. can be incorporated according to personal requirements of the buyers. This means that, for example, lifts can provide access directly into the apartments and, of course, the apartments can be designed to be barrier-free.

An underground car park offers residents and guests sufficient parking space; in addition, cellars and storage rooms will be available for each apartment.

It is planned to build a small design hotel with restaurant and a wonderful terrace with breathtaking views in the lower section of the plot as a separate financial project. The administration offers the occupants of the Residence, in cooperation with the hotel and restaurant as well as the wellness area, a comprehensive caretaker and surveillance service, ranging from the health spa facilities via sophisticated catering to full hotel service both in and for the private apartments.

The apartments are designed for private permanent residence and thus also offer foreigners who wish to settle in Switzerland, an excellent residence with unusually comprehensive service.

The purchase prices range between CHF 9,500.- per sq. m. for ground floor apartments and CHF 16,500.- per sq. m. for the upper floors, depending on location, size and fit-out. A space in the underground car park costs CHF 70,000.-.

Responsible for sales is the Emerald Casa S.A. with head office in Lugano. The Emerald Casa will support the buyers in planning layouts and fittings and, where required, also in advising on the financing possibilities. It will also assist foreigners in gaining permits to buy and in the formalities for taking up permanent residence.
