On the outskirts of the tiny historic centre, on the hillside facing towards Switzerland and Lake Lugano we are selling a property made up of a large antique house dating from the early 1900s, with a beautiful garden and large stables including a building plot.
The impressive house from the early 1900s is the dominant element of this property, thanks both to the architectural style and to the volume of the building, to its characteristic and spacious conservatory that is repeated in every floor above ground. The living area of approx. 800 m² is spread over four levels above ground, as well as a basement level used as a cellar and as storage space.
The ground floor is divided as follows: generously sized entrance area, large dining room, generously sized lounge with antique marble fireplace, large live-in kitchen, guest WC, spacious glazed conservatory with exit to the garden and a staircase leading to the upper floors and the basement used as a cellar and storage space.
The first floor is divided up as follows: spacious live-in conservatory with reading-relaxation room, three bedrooms, study, three bathrooms and stairs leading to the upper floor.
The second floor has the following layout: spacious conservatory, lounge-dining room, small kitchen, two bedrooms, two bathrooms and stairs leading to the uppermost attic level.
The third floor – the attic – is made up as follows: spacious storage closet with distinctive oval windows, sitting room-study, three bedrooms and a bathroom.
The main house underwent important restoration work in the nineties, partly with innovative operations using materials and techniques of the period and partly with conservative restoration work. The house has a fit-out that is particularly relative to its period of origin, such as frescoes on ceilings and walls, floors in hand-processed cotto tiles, parquet and natural stone, frescoes on the facades, coffered ceilings at a height of 3.10 metres, banisters and gates in beautifully crafted wrought-iron, etc.
The property also includes a generously sized building “The Stables” that is separated from the main building by a large courtyard-garden where the main entrance is located.
The stables have an area of approx. 300 m² spread over two levels above ground and that follows the terracing of the land.
Adjoining the stables is a superb building plot that has permission for the construction of approx. 300 m³ of living space.
The third floor comprises 7 rooms of varying sizes, each with a separate entrance and self-contained. The two largest rooms each have two separate entrances and are currently used as garages.
The first floor comprises two large undeveloped rooms which could become one or two residential solutions with separate entrances and self-contained with a large garden.
The property is in a good condition but requires enhancement work and possible personalisation.

The asking price for the whole property is 500,000.— euros plus the 3 % agency commission.
