31. Property " Villa Castelvetere" with 16,860 sqm park at Varese Lake in Biandronno -Varese Italy

On the hill of Castelvetere, located in the municipality of Biandronno, and directly overlooking the western shore of Lake Varese, opposite the small Isolino Virginia, we are selling a special and unique property. The property comprises: a historic villa with a surface area of approx. 450 m², and two large 100 m² lake-view terraces, an annexe, changing rooms serving a beautiful salt-water swimming pool, three garages with storage rooms, a stone lake house for fishing, and approx. 2 hectares of hilly land extending down to the lake.

Biandronno is a lakeside village in the province of Varese in the Lombardy region.

Situated at 262 metres above sea level, with an area of 8.32 km², it is considered a pretty lakeside village located in the land of the pre-alpine lakes.

It is bordered by other lakeside villages on Lake Varese, which are popular destinations for sportsmen and women who enjoy rowing and other lake sports such as fishing, etc.

The Castelvetere hill has a special scenic beauty, and its view of Lake Varese contemplates the spectacular Isolino Virginia.

The Isolino Virginia-Camilla-Litta-Isola di San Biagio complex is an important archaeological site that earned recognition on the prestigious UNESCO World Heritage List in 2011.

The particularity of Biandronno and many neighbouring municipalities is that during the economic boom, it was a centre of great migratory influx of people from regions that at the time were predominantly agricultural, resulting in a considerable increase in population and a significant rise in the quality of social and cultural life.

Biandronno - Varese is 54.9 km from Lugano, 256.6 km from Zurich and 23.9 km from Milan Malpensa Airport.

The history of the villa is fascinating; the ancient walls belong to the splendid Longobard tower and the small castle that surrounds it.

The tower was partly destroyed, and although there were modifications between the 1600s and early 1900s, these did not alter the tower's features, such as arches and vaults. The presence of the tower is visible both from the outside of the villa and from the inside in the kitchen and lounge areas.

The renovation of the villa was carried out in the years 2005-2006-2007 and was carried out with a conservative restoration respecting the historical traces, preserving them and complementing them with an innovative restoration using contemporary materials and structures.

The villa has a surface area of approx. 450 sqm on three levels, ground, first and second floor.

The ground floor is arranged as follows: large entrance hall, two spacious living rooms, one of which has a fireplace, kitchen with dining area, guest WC, three storage rooms, boiler room, and staircase leading to the upper floor.

The first floor is arranged as follows: large library with mezzanine, large veranda/living room, bedroom with bathroom, master bedroom with bathroom and large covered panoramic terrace, and staircase leading to the second floor.

The second floor is arranged as follows: hallway, mezzanine with access to the library, and two bedrooms both with bathroom and dressing room.

The finishing touches have been taken care of down to the smallest detail and have been carried out with the recovery of the original valuable materials and with new high standing materials.

The villa, the dependance, the lemon house, the rustico by the lake and the garages forming part of the property have been renovated with the following interventions

Original stone slab floors, sandblasting of the antique Lombardy terracotta floors, antique parquet flooring with inlays, sandblasting of the brick vaults in the kitchen and living rooms.

Door handles in Murano glass, entrance canopy in cathedral glass and antique iron, conservatory/enclosed porch with iron and glass structure, replacement of part of the door and window frames and restoration of part of the antique doors and windows.

New methane gas heating system, connection to the sewerage system and clear water network, remake of the electrical system to standards with certifications, complete remake of the plumbing and heating system piping, re-roofing, chimneys and copper ducts, facades, and bathrooms.

Renovation of paved and cobbled outdoor walkways, renovation of the pool and garden with new stone paving, new lighting, landscaping and new irrigation network, etc.

The 16.860 sqm of land, overlooking Lake Varese, harmoniously guards the villa, the dependance, the swimming pool and the relaxation areas with large lawn areas, beautiful flowerbeds, a large orchard, a small pond, a tree-lined avenue of access to the lake promenade, and lots of lush vegetation everywhere.

On the top of the hill, the villa from room to room, from window to window, collects breathtaking landscapes, from the spectacular Isolino Virginia to the Pre-Alpine hills, resting on the waters of Lake Varese.

It is a unique and special property where living is harmony, is living, is caressing beauty with your gaze, every new day.
